The Gas Safety Regulations 1993 outline the duties of landlords to ensure installed gas appliances, fitting and chimneys provided for tenants are safe to use. A landlords legal duty apply to accommodation occupied under a lease or licence.

This includes the following:

• Residential premises provided for rent.
• Rented holiday accommodations such as holiday homes, cottages, flats, caravans etc.
• Rented rooms, private households, bed-sit accommodation, B&B (bed and breakfast) accommodation.

As a landlord, you must ensure that you carry out the following:

• Gas safety checks such as annual gas checks on the appliance and flue.
• Maintenance work such as pipework, chimney/flues that need to be repaired etc.
• Maintain a record of these gas safety checks.
